Dealing with loking

I am having some problems with SAMBA locking my files. For example:

I have a Workstation(WinNT) running some html editor. When this editor
list the files in a directory frm my server(FreeBSD/Samba 2.0.5a), all the
files inside that directory becomes unavaliable for others applications.
If I open a perl program using this editor, I cannot run this perl program
in the server console.
I already tried to mess with Samba's locking options, but nothing changes.
