		I recently heard a story (from a university lecturer, an
architect who also consults in the construction industry) about the Japanese
rush to modernise their built environment. Apparently, in Tokyo and many
other cities, the 'average' life of a commercial building is well under 10
years.


		The story goes that a newly-minted Japanese architect won
his first job in Toyko: To design and manage the construction of a
moderately sized office building, of around 3 floors. He duly designed the
building, had it approved by the owners (property speculators), and then
oversaw its construction. 

		On the after day it was completed he engaged the services of
a professional photographer to go by and take some photos for his
professional portfolio. The photographer rang him, and said, "It's not
there." 

		It turned out that the company that owned the building had
sold it on the day it was completed. By that afternoon the new owners had
engaged a demolisher, and by lunchtime on the next day the new owners had a
clear site for the building they wanted to construct. 

		No photo for his portfolio!
